Roof Soft Wash Warranty

This warranty covers shingle, concrete tile, clay tile, slate, asbestos, and composite roofs that are of the proper pitch with no water pooling on the roofs surface. SoftWash Systems roof cleaning process is safe for your roof. 

This warranty does not cover new or replacement roofing not originally treated by the SoftWash Systems company, Xtreme Clean Softwash, areas under or around roof-mounted apparatus or Acts of God determined by local area. 

It is the customer’s responsibility to keep the roof free from debris, as well as tree limbs trimmed away at least eight feet from the roof surface. Green Mustard Algae is not covered for retreatment. This spot-free limited warranty is transferable to the new owner of the property.

SoftWash Systems in-network professional will provide the service of a full roof cleaning (no partial cleanings will be warrantied) necessary to maintain a spot-free absence of dark molds and mildews from the client's roof for a period of 12 months from the original date of cleaning. 

For years 2 through 5, The SoftWash Systems in-network professional will treat whole or in part, any areas of recurring dark molds or mildews with the contractor paying the first 50% of the original quoted price, and the property owner paying a prorated amount of 50%, before discounts. 

An entire retreatment will be prorated against the original quoted retail price of the roof cleaning from the original date of cleaning. Smaller areas of staining, less than 25% of the total area of the roof, will be Pro-rated from the current hourly charge for service.

Ever notice your roof showing signs of black streaks or green algae/moss? Your roof can create a breeding ground for harmful bacteria to grow. The more infested the roof becomes, the more the roofing material will start to break down and decompose...ultimately resulting in costly replacement sooner. 

Keep in mind, insurance companies typically do not cover replacement if the roof is damaged due to bacteria decomposition (a good adjuster knows the difference between hail damage and bacteria damage). This is considered homeowner negligence.  Similar to other items on or in your home, maintenance and cleaning are of the utmost importance! Soft washing is the recommended method by ARMA (Asphalt Roofing Manufacturers Association) and GAF (North America's Largest Roofing Manufacturer)  

During the estimate, we will discuss your roof treatment process, based on the roofing material and severity of staining, and what to expect after cleaning is performed.  For asphalt roofs; depending on your location and weather, dark stains/streaks can turn a light hazy brown color after treatment and may take a few hard rains to completely wash away with weather. Rooted moss or algae will turn a white or light yellow color after treatment and may take 3-6 months to safely detach and wash away with weather, since they can be quite dense.

After service is completed, if we feel that your roof may need a courtesy follow up treatment (based on severity of staining), we will mention this during our final walk around after cleaning, and in an email.

When roofs have heavy staining, we will treat the roof multiple times while we are there cleaning. After multiple solution applications, the bacteria will be saturated and we will need to allow for time and weather to remove the bacteria infestation. 

Once allowable time and weather (as mentioned in our roof cleaning process) has had a chance to bring down the dead bacteria from the roof, and there are still black streaks or green algae/moss, we will schedule for a courtesy follow up treatment of the affected area, at no charge to you.
